EPCs for Rented Properties

landlords and rented properties, and we understand the differences between providing a service for landlords and providing a similar service for a standard homeowner.

Since October 2008, all landlords in the UK have a legal responsibility to provide prospective tenants with a valid EPC for their property. Once issued an EPC remains
valid for 10 years, assuming no changes are made to the property that affect the energy efficiency. Such changes may include any alteration to the heating systems in the
house, an extension being built or any refurbishment that changes the internal layout of the house. The only exceptions to this are the suggested improvements included
in the EPC. If these are carried out then there is no need to commission a new EPC; so long as the evidence of these improvements is presented with the EPC the improved
rating can be claimed.
