What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate is basically a document rating a property’s energy efficiency and its environmental impact in terms of CO2 emissions. The EPC includes a rating for the property, giving it a ‘score’ out of one hundred for both energy efficiency and CO2 emissions, as pictured below:

As you can see, the scores are separated into bands, with band A (score 92-100) being the most efficient/lowest CO2 emissions and band G (score 1-20) being the least efficient/highest CO2 emissions. In each case, the property is given a ‘current’ rating and a ‘potential’ rating. This is because the EPC also contains suggestions for improving the energy efficiency of the property. The ‘potential’ rating reflects the score the property can achieve if these improvements are made.
